Full Job Description
The Real Estate Investment Associate position will be an integral part of Brinkman working with the Acquisitions team, Real Estate Management team, and Asset Manager. The ideal candidate will be experienced in analysis and underwriting providing creative and strategic contributions to our robust pipeline of multifamily and opportunistic acquisition deals. This role will help us develop the business plan of projects and determine if the desired returns can be met. A highly critical role supporting the Director of Acquisitions throughout the entire underwriting process and full life cycle of the asset. Ensuring complex models are thorough and accurate to help determine the business plan feasibility and operating strategy is critical.
Job Responsibilities include, but are not limited to:
Lead initial project feasibility analysis for acquisition and development opportunities.
Compile rent and sale transaction comps for the properties we are underwriting.
Develop and maintain operating expense databases tracking historical property data and project figures for generation of company metrics to be used in underwriting.
Calculate waterfall and distribution scenario analysis during underwriting
Involved with asset revenue and operating strategy assumptions.
Involved in lender and investor summaries providing support to the marketing and finance teams ensuring data integrity.
Produce written summaries of terms and analysis for use in packages and communications.
Support management on lease comparisons and tenant improvement analysis.
Handle broker commission calculations.
Conduct sensitivity analysis exercises to “stress test” projects and project structures.
Create modeling tools and resources for cross functional use.
Review market data for project opportunities and relevant data
Conduct real estate market research to inform real estate decisions and market analysis.
Assist with market intel update presentations.
Experience and Skills:
Bachelor’s Degree in Real Estate, Finance or Economics. MBA ideal.
Highly proficient in Microsoft Excel and other financial modeling techniques
0-3 years of real estate analyst experience specializing in multifamily preferred
Underwriting of other real estate asset classes including Argus ideal.
Problem solving and analytical skills with the ability to take ownership of projects with high quality results.
